  • Purchased in 2003 for $220,000 ($44,000 down)

  • $44,000 cash out refinance in 2004

  • Average annual passive income= $2,400
  • Total cash returns = ($2,400 * 13years) + $44,000 = $75,200 (171% cash on cash return, 13%/year)
  • Sold September 2016 for $385,000
  • Total Return = $75,200 cash flow + $195,000 equity = $270,200 (614% total return, 47% annually)
